What should a listing description not say?

Anything about who should live there. Fair Housing rules cover race, color, religion, national origin, sex, familial status and disability, and many states add more, so phrases like “perfect for families,” “walking distance to church” or “safe neighborhood” are risks. Describe the home and the location; let the reader decide who it fits.

How long should an MLS description be?

Most MLSs cap public remarks at 500 to 1,000 characters, so the MLS version leads with what makes the home different and covers the facts the photos cannot show. The portal version can run longer, and the story version is for a landing page or a brochure where a reader has chosen to keep reading.
