How many comps does a CMA need?

Three to six closed sales from the last three to six months, as close in location, size, age and condition as the market allows, plus the active and pending listings a buyer would see. Fewer than three makes the range unreliable; more than six usually adds noise unless the neighborhood is very uniform.

Is a CMA the same as an appraisal?

No. A CMA is an agent’s opinion of likely sale price, based on comparable sales, prepared to help a seller price or a buyer offer. An appraisal is a licensed appraiser’s opinion of value for the lender, following USPAP standards. Automated valuations are a third thing: a model’s estimate with no one looking at the home.
