Listing Kit
One listing, six moments, everything written for each of them
A listing marketing kit is the set of materials a listing needs at each stage of its life, from coming soon to just sold: descriptions, posts, emails, open house materials and a film, with a checklist of what “done” looks like.
Prices, allowances and steps checked against the product on September 6, 2026.
In one paragraph
The whole page, said once. Quote it.
The EstatePass Listing Kit organizes a listing’s marketing by stage (Coming soon → Just listed → Open house → Price improvement → Under contract → Just sold). For each stage it writes the description in three lengths (MLS, portal, story), posts laid out the way Instagram, Facebook, LinkedIn and Stories show them, the email to your list, and the open house sign-in and next-day text; it makes the film for that moment and keeps a checklist that ticks itself as work appears. A Fair Housing scanner reads every sentence and suggests a rewrite where one is needed. Free to start; Pro is $9.99 a month, $19.99 a quarter, or $39.99 once with unlimited writing.
How it works
5 steps, in this order
Pick the stage
Six index tabs across the top. The kit knows which words belong to which moment: a coming-soon post never shows the price; a price-improvement post never says reduced.
Write the description
MLS length under a character ruler, a 300-character portal version, and the story version for the flyer and the film. Edit anything; the Fair Housing marks update as you type.
Lay out the posts
Instagram, Facebook, LinkedIn and a Story, each shown the way the feed shows it, with hashtags. Copy or send to the film.
Send the email
One letter to your list for this stage, written from the listing and the open house details, with your name on it.
Tick the clipboard
Photos in, description clean, posts written, email sent, film made, open house set. The automatic items tick themselves; the rest are yours.
Proof · six index tabs
What the kit writes at each stage
Stage 01
Coming soon
The week before it goes live: build the words, warm up the list.
Stage 02
Just listed
Live day: the description, the posts, the email, the flyer, the film.
Stage 03
Open house
Sign-in ready, invitation out, follow-up text drafted before anyone walks in.
Stage 04
Price improvement
A reason to talk to everyone again. Same facts, new number, no apology.
Stage 05
Under contract
Share a milestone. Mention backup offers only when confirmed.
Stage 06
Just sold
The story of the sale, told for the next seller on that street.

Questions
What agents ask before they start
- What are the six stages of a listing?
- Coming soon → Just listed → Open house → Price improvement → Under contract → Just sold. The kit gives each one its own description, posts, email and film, because the words that sell a coming-soon are not the words that announce a sale.
- Does it write MLS descriptions?
- Yes, under a character ruler set to your MLS limit (1,000 by default), plus a 300-character version for portals and a longer story version for the flyer and the film. All from the same property facts.
- What does the Fair Housing scanner catch?
- Words and phrases that describe who should live in a home rather than the home itself: family status, religion, national origin, disability, and similar. It marks the phrase, says why, and suggests wording that describes the place instead.
- Can I edit what it writes?
- Everything is a text box. The scanner re-reads as you type, and the checklist tracks the edited version.
- Is the open house covered?
- Yes: the invitation post and email, the printable sign-in sheet, and the next-day text to everyone who signed in.
- What does it cost?
- Free accounts get 10 pieces of writing a month and one film. Pro is $9.99 a month, $19.99 a quarter, or $39.99 once with unlimited writing and 10 films a month.
