Questions
What agents ask before they start
- Is virtual staging allowed in real estate listings?
- Generally yes, with disclosure. Most MLSs require virtually staged photos to be labeled, and NAR’s Code of Ethics (Article 12) requires a true picture in advertising. The workspace marks staged images so the label travels with the photo. Check your own MLS rules; they vary.
- What should never be edited in a listing photo?
- Anything that changes the property itself: removing power lines that are there, adding a view, hiding damage, changing the size or shape of a room. Light, color, sky and removable clutter are fine; the structure and its condition are not.
- What is the difference between enhancement and editing?
- Enhancement corrects what the camera got wrong (exposure, white balance, a tilted horizon). Editing changes what is in the picture. The four finishes here are enhancement, sky, staging and cleanup, each labeled for what it does.
- Do I keep the original?
- Always. The original stays on the property record beside every finished version, so you can show a buyer the untouched photo on request.
