EstatePass

A real estate market update tells a list of past clients and neighbors what the local market did this month: median price, homes for sale, days on market, closed sales, months of supply, and what that means for someone buying or selling now. The figures are typed once a month from the MLS report and quoted exactly; nothing is estimated.

A market update that only says what your numbers say

The market update reads six figures you type once a month from your MLS report and writes the note, and the film, without inventing a single statistic.

Free accounts get 10 pieces of writing a month and one film; Pro is unlimited writing and 10 films.

How it works

3 steps, inside the workspace

  1. 01

    Fill the numbers sheet

Median price, homes for sale, days on market, closed sales, months of supply, the rate if you quote one.

  2. 02

    Write the note

The figures are quoted exactly; where one is missing the note says what to look at instead.

  3. 03

    Make it a film

Friday’s film in the weekly plan, in the Ledger look built for numbers.

What numbers belong in a monthly market update?

Median sale price, number of closed sales, active listings, new listings, average days on market, months of supply and the sale-to-list ratio, each compared with the same month last year. Five or six figures with one sentence of what they mean for a buyer or seller are enough; readers do not want the whole MLS report.

Where do agents get market statistics?

From the MLS’s monthly market report or its statistics module, which are the source portals and news stories quote. Brokerage research desks and the local association publish summaries. Use one source consistently, name it in the update, and quote the figure as published rather than rounding or estimating.
