The Friday note
A market update video that only says what your numbers say
A real estate market update video is a short film an agent sends to their list each week or month with the local numbers (median price, inventory, days on market, closed sales) and what those numbers mean for someone buying or selling now.
Prices, allowances and steps checked against the product on September 6, 2026.
In one paragraph
The whole page, said once. Quote it.
EstatePass makes market update videos from a numbers sheet you fill in once a month: median sale price, homes for sale, median days on market, closed sales, months of supply, and optionally a rate. The script quotes those figures exactly and is not allowed to invent any other number, prediction or promise. It renders in the Ledger look built for this purpose, with a narrator or your own voice, and slots into a weekly rhythm (Monday the listing, Wednesday a tip, Friday the market). Loan officers get the same with a Regulation Z check. Free to start; Pro is $9.99 a month, $19.99 a quarter, or $39.99 once.
How it works
5 steps, in this order
Fill the numbers sheet
Median sale price, homes for sale, median days on market, closed sales, months of supply, and the rate if you quote one. From your MLS market report, once a month.
Say what you want people to take from it
One or two sentences in the brief: what moved, what it means for a buyer writing this weekend or a seller deciding whether to list.
Read the script
The figures appear exactly as typed. Where a number is missing the script says what to look at instead of making one up.
Voice and render
The Ledger look: a navy strip with the month and the number, measured pace. Narrator or your own voice.
Post it Friday
The weekly plan in Launch expects it. Captions for each platform come with the film.
Proof · the numbers sheet
Six figures, once a month
Typed by you from your MLS report. The script may quote these and nothing else.
- Median sale price
- $412,000
- Homes for sale
- 312
- Median days on market
- 21
- Closed sales
- 48
- Months of supply
- 2.1
- 30-year rate
- optional
Example figures, shown to illustrate the sheet.
What the script does with them
“Median sale price $412,000 in August. Three hundred twelve homes for sale, and the typical one sold in twenty-one days. Under five hundred moved fast; over eight hundred sat.”
Every figure is on the sheet. The sentence about price bands is the one line of context you typed. Nothing else was allowed in.

Questions
What agents ask before they start
- Where do the numbers come from?
- From you, once a month, off your MLS market report or local association statistics. The workspace never pulls or estimates market numbers; it quotes the ones you typed and says so on the film.
- What if I do not have all six figures?
- Leave them blank. The script is written around what is there and never fills a gap with a guess.
- Can a loan officer use this?
- Yes. The MLO version is a weekly note in words; a rate, APR or payment appears only if it is on your sheet, and any such figure triggers a Regulation Z review and a disclosure line on the closing card with your NMLS ID.
- How often should I post a market update?
- Monthly numbers, weekly presence. The workspace’s plan is three short films a week: Monday the listing (if you have one), Wednesday a tip, Friday the market. Regular beats polished.
- What does it cost?
- Free accounts get one rendered film and 10 scripts a month. Pro is $9.99 a month, $19.99 a quarter, or $39.99 once with 10 films a month.
