Fuel Gas Piping & Shutoffs
~10 min read · Check sediment traps, appliance shutoffs, bonding of CSST and leak evidence.
Gas piping inspection is a leak-and-logic exercise: sound materials properly joined, sediment traps and shutoffs where appliances need them, CSST bonded against lightning, and the nose — or the soap bubble — as the final instrument.
Materials and connections
Black steel pipe: the traditional standard — check thread joints (rust bleed, odorant smell), support spacing, and no unions in concealed spaces. CSST (yellow or black corrugated): flexible tubing whose known vulnerability is lightning-induced arcing perforating the thin wall — yellow CSST requires its own listed bonding jumper (black jacketed systems have arc-resistant designs; verify per listing); also protect from physical damage at struts and plates. Appliance connectors (corrugated flex): one per appliance, right length, no through-wall or through-floor routing, no reuse of vintage brass connectors (a recalled failure family). Copper for gas where permitted locally, and CPVC never.

Traps, valves, and terminations
Sediment traps (drip legs): the short dead-end nipple upstream of each appliance's valve catches debris and moisture before it fouls gas valves — commonly absent at water heaters and furnaces (finding by protective principle). Shutoff valves: accessible, at each appliance, within reach in the same room. Unused/abandoned lines: capped with fittings — a valve alone (or worse, a taped end) is a finding. Meter and regulator: vent orientation, clearance from openings and ignition sources, protection from damage.

Leak detection
The inspector's tools: odorant smell (mercaptan — any persistent gas odor is a stop-and-report condition; heavy odor means leave, ventilate, call the utility), soap-bubble solution at suspect joints, and electronic combustible-gas detectors where used. Report leaks as immediate-attention safety items; utility or licensed plumber corrects. Pressure testing belongs to plumbers — beyond SOP.
Worked example
In a furnace closet: the gas line drops to the furnace valve with no sediment trap; a faint gas odor hovers, and bubble solution blisters at a fresh-looking union; overhead, yellow CSST snakes through the attic with no bonding jumper visible at its manifold; and in the old laundry hookup, an open-ended pipe is 'closed' by a quarter-turn valve with a plastic bag taped over it. Write the gas report.
Priority one: the active leak — bubbles at the union confirm the odor's source; immediate-attention safety finding: licensed correction, and if odor strengthens, evacuation/utility protocol language. Two: the bagged 'abandoned' line — a taped bag over a valved stub is one bumped handle from a free-flowing leak; cap it with a proper fitting. Three: unbonded yellow CSST — the lightning-arcing perforation mechanism gets its sentence and a bonding-jumper referral. Four: missing sediment trap at the furnace — debris and moisture reach the gas valve unprotected; add the drip leg. Order by immediacy: leaking now, leak-waiting, leak-by-lightning, valve-fouling — the gas section's natural hierarchy.
Common exam pitfalls
Treating faint gas odor as ambient.
Odorant exists to be reported — verify with bubbles where safe, report as immediate-attention, escalate strong odors to leave-and-call.
Passing valved-but-uncapped dead legs.
Caps close lines; valves get bumped — abandoned lines end in fittings, not faith.
Forgetting CSST bonding.
Yellow CSST without listed bonding is a named lightning-fire mechanism — a specific and standard finding.
Smell first, bubble second; trap the grit, cap the dead, bond the yellow snake.
