Furnaces: Heat Exchanger to Draft

The gas furnace inspection revolves around one unseeable part: the heat exchanger, whose cracks mix flue gas with breathing air. The inspector works the visible perimeter — combustion air, flame behavior, draft, and age — and reports the exchanger's limits honestly.
Combustion air and flame reading
Burners need air: closets and rooms hosting furnaces need combustion-air provisions (the sizing methods are code-cycle material — the FINDINGS are the symptoms: soot around burners, lazy yellow flames instead of crisp blue, flame roll-out scorching at the chamber rim, and burn marks on the cabinet). Flames that dance or change when the blower starts hint at exchanger breach (pressure communication between air and gas sides) — a classic observation worth one careful sentence.

The heat exchanger problem
The exchanger separates flue gas from house air; cracks and rust-throughs leak combustion products (CO) into the airstream. The honest limit: exchangers are largely CONCEALED — a general inspection sees slivers by flashlight/mirror; report what's visible (rust, scale, visible cracks), the symptoms above, and use the standard language: full evaluation requires dismantling/specialized testing by an HVAC technician. Age triggers the conversation: exchangers and furnaces share a ~15–25 year life; old units with any symptom escalate to service referral with CO emphasis. A CO alarm presence note pairs naturally.

Draft, controls, and housekeeping
Draft: natural-draft hoods should pull (smoke/mirror test) — spillage means backdrafting (CO). Induced-draft units: fan condition, pressure-switch function implied by operation. Controls: limit switch (report units that cycle on limit — overheating from airflow starvation), filter condition (clogged filters CAUSE limit cycling and cracked exchangers), blower compartment door switch, and general condition: rust in the cabinet (condensate or flue issues), oil-burner variants' soot and chamber condition, and the data plate (age/size for the report).
Worked example
A 22-year-old natural-draft furnace in a closet with a solid door and no vents: burner flames are yellow and roll out slightly at ignition; the draft hood spills smoke at startup for 30 seconds; the filter is matted solid; and rust flakes lie in the burner compartment. The unit heats fine per the seller. Compose the finding set.
The closet is the story's root: a sealed room starves burners — yellow flames and roll-out are oxygen hunger; the prolonged draft-hood spillage means combustion products dump into the closet until the flue warms (marginal draft, worsened by the airless room). The matted filter starves the OTHER side, overheating the exchanger — and at 22 years with rust flakes below, exchanger integrity is squarely in doubt. Report: combustion-air deficiency (louvered door/openings needed), backdraft spillage (CO hazard — service now), filter/airflow neglect, and age-plus-symptoms exchanger referral with the concealment limitation stated; recommend CO alarms regardless. 'Heats fine' and 'safe' are different claims — this report explains why.

Reading a dirty filter as a maintenance trifle.
Airflow starvation overheats and cracks exchangers — the filter finding is a cause, not a footnote.

Spillage that outlasts warm-up marks marginal venting — pair with room-air findings and refer.
Blue and quiet burns clean; yellow, sooty, spilling, and starved is a furnace asking for a technician.
