Questions agents ask

Can I use the CMA tool for a real listing presentation?
Use it to structure the conversation, but pull the comparable sales from your MLS. A presentation built on sales you looked up yourself, with one sentence per adjustment and a range the seller chooses inside, is the one a seller believes. The tool helps you present; it does not replace your data.
What is the difference between a market report and a neighborhood guide?
A market report is about prices and activity in an area over a period: what sold, how fast, how it compares to last quarter. A neighborhood guide is about living there: schools, commute, amenities, the feel of the streets. Sellers want the first; buyers relocating from elsewhere want the second.
Which analysis tools are useful for investor clients?
The DCF analyzer and investment risk tool for a single property, the cap rate, NOI and rental yield calculators for a quick screen, and the appraisal gap tool when a deal is at risk of appraising low. Investors respond to numbers you can show your work on, so keep the assumptions visible.
