Vegetation & Moisture Pathways

~10 min read · Recognize how trees, planting beds and irrigation create moisture and pest paths into the house.

Landscaping is slow-motion demolition: roots lift and drain-seek, branches abrade roofs and invite pests, ivy digs into mortar, and irrigation soaks foundations. The inspector reads vegetation as a set of moisture and pest pathways into the building.

Trees

Root systems lift flatwork, disturb shallow foundations in expansive soils (both by heave and by DRYING the soil — large trees dewater clay, causing settlement), and invade sewer laterals at joints. Canopy contact: branches touching or overhanging the roof abrade shingles, drop debris that dams gutters, shade-grow moss, and bridge a pest highway to the structure. Standard guidance: prune branches clear of the roof and keep large-species trees an appropriate distance from foundations; dead or structurally compromised trees near the house are safety referrals to an arborist.

Plantings against the building

Shrubs and beds against walls hold moisture against siding, block the required wood-to-soil clearance (6 inches for untreated siding), obstruct ventilation and inspection view, and give termites and rodents covered approach. Mulch piled up the wall is a termite bridge over any soil treatment. Vines — ivy especially — hold moisture, work into mortar joints and under siding laps, and hide everything behind them (a stated inspection limitation).

Irrigation and moisture pathways

Sprinklers spraying the siding and windows cycle water onto the envelope daily — staining, rot, and paint failure at the spray line tell the story; drip lines and flower-bed watering against the stem wall keep foundation soils saturated (undoing the grading). The report ties each vegetation finding to its PATHWAY: moisture to envelope, pests to structure, roots to drains — condition, implication, correction.

Worked example

A cottage shows: ivy blanketing the north wall; foundation beds with mulch mounded over the siding's bottom course; a large silver maple 8 feet from the slab with surface roots into the sewer-line path; and a sprinkler head that visibly wets the dining-room window. Assemble the vegetation findings.

Four pathways. Ivy: moisture retention and masonry/siding damage PLUS concealment — recommend removal and note that the wall behind could not be fully inspected (limitation). Mulch over siding: eliminates required clearance, wicks moisture, and bridges termites past the soil line — pull back to restore clearance. The maple: species and distance argue root conflict — surface heave now, sewer lateral intrusion likely (recommend a sewer-scope referral, outside the general SOP), and in clay soils, seasonal moisture cycling near the slab. The sprinkler: daily wetting of window and wall — adjust heads away from the envelope; check that sill for rot. Each line pairs the plant with its pathway — that structure is what makes the report actionable.

Common exam pitfalls

Treating vegetation as a landscaping opinion.

Report it through building pathways: moisture, pests, roots, concealment — those are inspection findings.

Skipping the limitation on covered walls.

What ivy and dense plantings hide was not inspected — say so explicitly.

Ignoring irrigation as a moisture source.

Spray patterns that wet the envelope are chronic-moisture findings — look for the stain line.

Roots reach, branches bridge, beds bury, sprinklers soak — read every plant as a pathway.
