Siding Systems & Failure Modes

~13 min read · Tell vinyl, fiber cement, wood and brick veneer apart and name each one’s classic failures.

Every siding material fails its own way: vinyl melts and cracks, fiber cement eats fasteners' mistakes, wood rots at ends and bottoms, and brick veneer weeps or it doesn't. The inspector identifies the cladding, then hunts its signature failures.

Vinyl and wood

Vinyl: expands and contracts massively — installed correctly it hangs LOOSE on nails in slots; face-nailed or tight panels buckle and oil-can. Failure modes: cracking (impact, cold brittleness), melting (grill, window reflection), unlocked courses, and open J-channel joints letting water behind. Wood (lap, shakes, T1-11): rot at butt joints, bottom courses, and anywhere end grain drinks — probe suspect areas; peeling paint marks moisture from inside or outside; maintain the 6-inch soil clearance and paint/stain film. Woodpecker holes and carpenter bee borings add pest notes.

Fiber cement and stucco

Fiber cement: durable but detail-sensitive — failures come from installation: missing clearances (to roofs, decks, grade), unsealed cut ends, missing kickout flashing above roof-wall intersections, and improper fastening. Stucco (traditional three-coat and EIFS): hairline cracking is common; the danger findings are staining below windows, soft or delaminated areas, missing weep screeds at the base, and sealant failures — moisture INSIDE the wall system, especially with EIFS (synthetic stucco) where trapped water rots sheathing invisibly; moisture-intrusion specialists exist for exactly this referral.

  • EIFS conceals its damage — low threshold for specialist referral

Brick veneer

Modern brick on a house is veneer — one wythe of cladding, not structure, tied to framing and drained by a cavity. The system needs weep holes at the bottom course and above openings (water WILL get behind; weeps let it out) and flashing beneath them. Findings: blocked/absent weeps, stair-step mortar cracking (movement), spalled brick faces (freeze-thaw), and corroded lintels rusting and lifting courses above openings.

Worked example

A 1990s two-story wears three claddings: vinyl on the sides — one south wall section rippled and wavy; brick veneer on the front with caulk smeared into what were the bottom-course gaps; and a rear fiber-cement addition whose boards die directly onto the roof shingles below a wall, with a tea-colored stain on the soffit there. Read each wall.

Vinyl ripple: waviness on a sun-baked wall says panels can't move — face-nailed or nailed tight, buckling with thermal expansion (also check for reflected-window melt). Brick front: those 'gaps' were weep holes; the caulk seals the drainage cavity's only exit — water now accumulates behind the veneer; recommend restoring weeps. Fiber cement: boards touching the roof lack the required clearance, and the location — a roof-wall intersection with a stain below — screams missing kickout flashing: roof water is running behind the cladding into the soffit. That is the priority finding (active intrusion path); the others are durability and drainage corrections. Three materials, three signature failures, one report.

Common exam pitfalls

Praising the 'well-sealed' brick with caulked weeps.

Weep holes are functional openings — sealing them traps water in the cavity. Report caulked weeps as a defect.

Reading vinyl buckling as sun damage alone.

Buckling is usually fastening that defeated expansion movement — an installation defect.

Passing stucco on a pretty surface.

Stucco problems live behind the finish — stains below openings, soft spots, and missing weep screeds justify referral.

Name the skin, know its sin: vinyl bound, wood at the bottom, cement at the details, stucco underneath, brick at the weeps.
