Retaining Walls, Window Wells & Drains

~11 min read · Judge retaining-wall distress, window-well drainage, and where downspouts must discharge.

A retaining wall is a dam holding back saturated earth — and it fails the way dams do: from water pressure it wasn't built to relieve. Weep holes, drainage, lean, and bulge are the inspection vocabulary; window wells and downspout discharge complete the site's water-control system.

Retaining wall inspection

The killer of retaining walls is hydrostatic pressure: saturated backfill weighs far more than dry soil, so functional walls need drainage — weep holes through the face, gravel backfill, and/or a perforated drain behind the base. Distress signals: leaning or rotation past plumb, bulging mid-face, cracking (vertical cracks from settlement; horizontal or stair-step suggesting pressure), and soil washing THROUGH the wall. Height matters for risk framing: taller walls hold exponentially more force, and many jurisdictions treat walls over ~4 feet as engineered structures.

Window wells and area drains

Window wells below grade must drain — a well without a drain (or with a clogged one) is a bathtub against the basement window; covers help but don't substitute. Area drains and catch basins in low spots: check for sediment blockage, standing water, and where they actually discharge. Sump discharge and footing-drain outfalls should daylight away from the foundation, not recycle back into it.

Downspout discharge

The roof concentrates thousands of gallons; downspouts decide where it lands. The principle: discharge well clear of the foundation — extensions or leaders carrying water past the backfill zone, onto splash blocks or into drains that daylight. Downspouts dumping at the foundation corner, disconnected leaders, and buried drains of unknown destination are the routine findings; the corner that gets two roofs' runoff is the classic wet-basement source.

Worked example

A 5-foot timber retaining wall along the driveway leans noticeably outward at mid-span, with soil oozing between timbers after rains and no visible weeps or drain outlet. Above it, a downspout discharges directly into the backfill. What is the diagnosis and the report?

Assemble the system failure: the downspout injects roof water directly behind the wall; with no weeps or drain, the timber wall carries full hydrostatic load; the lean and soil extrusion say it is losing. Diagnosis: pressure-driven progressive failure, accelerated by concentrated roof discharge — not a 'cosmetic lean.' Report: describe the lean/bulge and absent drainage (condition), explain saturated-backfill pressure and the downspout's contribution (implication), recommend immediate rerouting of the downspout and evaluation by a qualified contractor/engineer for the wall itself (action) — a 5-foot wall failing toward a driveway is also a safety item. The inspection surfaces the mechanism; the fix is engineering.

Common exam pitfalls

Reporting lean without looking for the water source.

Walls fail from pressure — find the drainage that's missing and the discharge feeding the backfill.

Treating window-well covers as drainage.

Covers shed some rain; the well still needs a functioning drain for what gets in.

Passing buried downspout drains sight-unseen.

Unknown destination = unverified protection; note the limitation and look for surcharge evidence at the foundation.

Walls hold dirt, water breaks walls — weep it, drain it, and never feed the backfill from the roof.
