Under Florida law, what coverage must a residential condominium unit owner's policy (HO-6) include to protect the unit owner when the condo association levies a special assessment after a covered loss?

ACoverage A — dwelling replacement cost for the entire building
BCoverage E — personal liability up to $300,000
Loss assessment coverage, required by §627.714
DFlood endorsement, because condo associations cannot purchase NFIP coverage

Why this is the answer

When a condominium association sustains a loss that exhausts or is not covered by the master policy, it may assess individual unit owners for a share of the repair cost. Florida §627.714, captioned 'Residential condominium unit owner coverage; loss assessment coverage required,' mandates that HO-6 (condo unit owner) policies include this coverage. Without it, a unit owner could face a large out-of-pocket assessment even though they have homeowners insurance. Coverage A under HO-6 insures only the interior unit improvements, not the association's common elements. See §627.714, Florida Statutes.
