A large tree near a foundation interacts with the building in two ways worth reporting, and both concern water rather than force. Roots withdraw substantial moisture from the soil during the growing season, and where that soil is clay the drying causes shrinkage — uneven shrinkage, because the withdrawal is concentrated near the tree — which can produce differential settlement of a shallow foundation. Roots also seek moisture and nutrients, so they find and enter leaking drain and sewer lines through joints, where they grow into obstructing masses. Neither mechanism is the popular image of a trunk or root physically shoving a foundation over, which does happen but is far less common than the moisture effects. The inspector reports the proximity and these risks and, where evidence supports it, recommends specialist evaluation.
