Crawl Spaces & Basements
~12 min read · Evaluate moisture, vapor retarders and supplemental supports below the first floor.
Crawl spaces are where houses rot in private: ground moisture rising into untreated framing, vapor barriers in shreds, insulation hanging like moss, and improvised supports doing structural duty. The inspector goes in (when safely accessible), reads the moisture system, and probes the wood.
Moisture control
The ground exhales water vapor constantly; crawl spaces manage it by vapor retarder (6-mil poly covering the soil, seams lapped, edges up the stem wall) plus either ventilation (traditional vented crawls — operable vents, the older rule-of-thumb sizing, reduced with a ground cover) or encapsulation (sealed, conditioned/dehumidified — vents closed by design). Findings: missing/shredded poly, standing water or ponding stains, blocked or below-grade vents, and the mixed-strategy muddle (sealed vents, no conditioning).

Wood, supports, and clearances
Probe framing where moisture concentrates: sill plates and rim joists (untreated sills on masonry with no barrier wick moisture), joist ends in beam pockets, and anywhere insulation sags wet. Wood-soil clearance principles: untreated framing needs air space from earth (the classic 18-inch joist / 12-inch girder convention frames the judgment); wood grade stakes and form boards left in contact invite termites. Supports: pier stacks of dry-set block or wood shims, mudsills on dirt, and jack posts repeat the load-path findings in miniature.

Basements and access
Basement versions of the same story: efflorescence and hydrostatic seepage lines, sump systems (test the float; note discharge destination and check-valve), interior perimeter drains, and finished walls concealing the foundation (state the limitation). Access and safety: the inspector enters where safely passable — standing water, energized wiring in puddles, collapsed ducting, or aggressive wildlife justify a stated no-entry limitation with the reason.
Worked example
Entering a vented crawl: shredded poly covers half the soil; the far corner holds standing water below a downspout's exterior location; fiberglass batts hang saturated from the floor system; a probe sinks into the rim joist over the wet corner; and the girder mid-span rests on a stack of dry-laid blocks atop soil. Write the crawl story.
One moisture system, five symptoms. The downspout corner (exterior finding) feeds the standing water; ground vapor plus that liquid load saturates the air; the failed poly lets it all rise; the batts caught it (hanging wet insulation = long-term humidity), and the rim joist over the wet corner has begun to rot — the probe's proof. The block stack: an unfooted, unmortared improvised pier taking girder load on soil — settlement in progress. Report as a system: correct exterior drainage (downspout, grading), restore full ground cover, replace wet insulation after drying, repair the rotted rim (with concealed-damage caution), and replace the pier with a footed permanent support. Every line traces to water; the structure findings are its children.
Common exam pitfalls
Skipping entry without stating why.
Enter where safely accessible; where not, the report states the limitation and the reason — silence is the violation.
Reporting wet insulation as an insulation problem.
Saturated batts are a humidity gauge — the finding is the moisture system that soaked them.
Passing improvised piers that look old and stable.
Dry-stacked blocks on soil are settling supports regardless of tenure — footed permanent piers are the standard.
Cover the ground, move the water, probe the wood, and never trust a pier you could kick over.
