Remaining Service Life

~10 min read · Estimate remaining life of roofs, water heaters and HVAC from age and condition.

Buyers ask one question about every big component: how long until I pay for that? Service-life analysis answers with ranges and condition evidence — typical lifespans, the aging signs that shift them, and budgeting language that informs without guaranteeing.

The lifespan library

Working ranges (climate and quality adjust them): asphalt shingles ~20–30 years (architectural longer than 3-tab), water heaters (tank) ~8–12, furnaces ~15–25, A/C compressors/heat pumps ~10–15+, exterior paint ~5–10, decks ~15–25 with maintenance, PEX/copper supply generations-long vs galvanized at end-of-life now, dishwashers/disposals ~10. The library is a frame, not a promise — CONDITION evidence moves every estimate.

Reading remaining life

Component age (data plates, serials, permits) anchors; condition adjusts: the roof's granule loss and curl, the heater's base rust and rumble, the furnace's exchanger era and cycling, the compressor's noise and split. The output is a RANGE with reasoning: 'the roof covering is approximately 18 years old and shows moderate granule loss and edge curl; typical service life for this material is 20–25 years; anticipate replacement within roughly 3–7 years.' Near-end components get the budgeting flag even while functioning — that is the entire point.

Language and liability

Service-life statements are ESTIMATES: 'typical', 'approximately', 'anticipate budgeting for' — never warranties ('will last', 'good for another decade'). The time-of-inspection frame holds: components functioning at inspection are reported so, with age/condition context. The buyer's takeaway is a capital-planning list: near-term (0–3 years), mid-term (3–7), long-term — the report feature that converts inspection findings into ownership planning.

Worked example

The big-ticket sweep of a 2007-built house, all original equipment: architectural-shingle roof with minor granule loss; a 2007 water heater, dry but rumbling on recovery; a furnace running clean with a 2007 serial; and an A/C condenser delivering a 16°F split. The buyer asks for 'the five-year money list.' Build it.

Age is uniform (19 years); condition differentiates. Water heater: 19 years against an 8–12 typical range, rumbling (sediment) — living on borrowed time REGARDLESS of dryness: near-term list, replace-on-schedule advice (before it chooses its own moment). Roof: architectural shingles at 19 with only minor granule loss — mid-range of a 25–30-year product: mid-to-long-term, monitor. Furnace: 19 into a 15–25 range, running clean — mid-term candidate; annual service and the exchanger-age caveat noted. A/C: 19 years against 10–15 typical yet performing (16°F split) — beyond typical life while functional: mid-term flag, refrigerant-era economics noted. The five-year money list: water heater near-certain, furnace/AC plausible, roof unlikely — ranges and reasons, no promises, exactly what service-life analysis owes a buyer.

Common exam pitfalls

Reporting table lifespans without condition.

The observed component adjusts the library — a rumbling 10-year heater outranks a quiet 14-year one on the money list.

Guaranteeing years remaining.

Ranges with 'typical/approximately/anticipate' — definite promises convert estimates into warranties.

Skipping functioning-but-old components.

Near-end-of-life IS the finding buyers need for budgeting — working-today is context, not clearance.

Date it, read it, range it — the money list runs on ages and evidence, never on promises.
