Diagnostic Reasoning
~12 min read · Reason from observed symptoms to the most likely cause before writing it up.
Inspectors reason backward: from the stain to the leak, from the crack to the load, from the symptom to the most probable cause. Diagnostic reasoning is hypothesis testing with a flashlight — and the discipline of reporting probability, not certainty.
The reasoning loop
The method: observe precisely (location, pattern, extent, freshness), generate candidate causes (what systems CAN produce this symptom here?), test against further evidence (correlating findings above/below/behind), and settle on the most probable cause — reported as such ('consistent with', 'suggests', 'most likely') with the confirmation path named. Location is the first filter: a ceiling stain's candidates differ entirely under a bathroom, under an attic, and under a roof valley.

Converging evidence
Single clues mislead; convergence convicts: the sticking door alone is humidity — the sticking door PLUS the diagonal drywall crack PLUS the sloped floor PLUS the stair-step foundation crack below is differential settlement, told four ways. The inspector deliberately hunts corroboration across systems (the interior/exterior/structure cross-references built into every section) and weighs timing evidence: stains that grow after rain, cracks that open seasonally, symptoms correlated to use.

Diagnostic humility
The inspection is visual and time-boxed: some causes hide behind finishes, and the honest report distinguishes observation (the stain exists — certain), diagnosis (probable source — professional judgment), and confirmation (may require invasive/specialist work — referred). Overclaiming certainty creates liability both ways: wrongly condemning a component, or wrongly blessing one. 'Symptom X, most probably cause Y, confirm by Z' is the complete diagnostic sentence.
Worked example
A second-floor ceiling stain sits below the attic, 4 feet from the nearest plumbing, directly under a roof valley; the attic above shows a water trail from the valley's sheathing to the stain's location, dry today; weather has been dry for a month; the homeowner insists 'the roof was fine in spring.' Reason it through.
Candidates by location: plumbing (4 feet away — possible via travel but disfavored), condensation (no ductwork present), roof valley (directly above). The attic trail settles it: water entered at the valley and RAN to the stain point — the offset that made plumbing plausible is explained by travel along framing (water's habit of moving before dropping). Dry-today plus a dry month means the test is untestable now — so the report says: stain and attic trail consistent with valley leak, active status undetermined in dry conditions, most probable cause is valley flashing/covering failure, confirm by roof evaluation and re-check after weather. The spring anecdote is data, not veto — valleys fail between springs. Probable cause named, certainty not overclaimed, confirmation path clear.
Common exam pitfalls
Diagnosing at the drip point.
Water travels — trace the trail upstream (attic, framing, flashing) before naming the source.
Reporting hypotheses as verdicts.
Use probability language with a confirmation path — certainty belongs to what you observed, not what you inferred.
Letting one anecdote or clue outvote convergence.
Weigh ALL the evidence — the homeowner's memory and the single clue yield to four findings pointing one way.
