Multi-System Scenarios

~12 min read · Untangle moisture, heat-loss and electrical scenarios that cross system boundaries.

Real houses fail in sentences, not words: the grade feeds the crawl, the crawl wets the ducts, the ducts spread the must, and four rooms away a buyer smells 'old house.' Multi-system scenario analysis is following the thread across the report's chapter boundaries.

Moisture chains

Water is the great connector: exterior findings (grade, gutters, flashing) CAUSE interior ones (stains, efflorescence, cupped floors) which CAUSE biological ones (mold, rot, pests) which become air-quality and structural ones. The analysis habit: for every moisture symptom, ask what feeds it (source), what path it took (pathway), and what it's feeding in turn (consequences) — and write the chain as ONE narrative finding with cross-references, not four orphan lines in four sections.

Air and pressure chains

The house breathes as one volume: stack effect lifts crawl/basement air to living floors (crawl condition = indoor air), exhaust appliances depressurize and can backdraft combustion (the range-hood/water-heater interaction), duct leaks in attics/crawls move air across boundaries and push conditioned air out (or suck contaminated air in), and combustion appliances compete for the same air budget. Thermal chains parallel: attic bypasses melt snow → ice dams → eave leaks → wall moisture — a roof symptom born in the ceiling's air leaks.

Electrical-adjacent and load chains

Cross-system patterns beyond water and air: moisture into electrical (corroded panels under leaky meter conduits, wet-crawl junction boxes), renovation load chains (the removed wall → sagging floor → racking doors → cracked drywall constellation), and appliance interactions (water heater orphaned by a furnace upgrade — a plumbing symptom caused by an HVAC decision). Scenario questions on the NHIE hand you three symptoms and ask for the connecting mechanism — practice assembling, not memorizing.

Worked example

Three complaints in one house: winter ice dams at the north eave; a musty smell strongest in the hall closet; and paint peeling inside the master's exterior wall corner. The attic shows a bath fan duct ending near the eave, soffit bays stuffed with insulation, and frost-blackened sheathing at the north edge. Connect them.

One mechanism, three costumes. The bath fan dumps warm moist air at the eave; blocked soffits kill the intake flow that would flush it; the moisture frosts and blackens the north sheathing (symptom one's origin), and the localized warmth plus poor ventilation melts snow unevenly — refreezing at the cold eave as ice dams (complaint one). Dam-backed meltwater wicks into the wall top: the master's corner peeling (complaint three) maps directly below the worst damming. The closet must: the same wall cavity's chronic dampness breeding in still closet air (complaint two). Fix list is short because the chain is one: duct the fan outside, baffle the soffits, verify insulation coverage — then the dams, the peel, and the must all lose their supply. The report writes it as one narrative with three symptom cross-references — analysis earning its 25%.

Common exam pitfalls

Filing chained symptoms in separate sections without links.

Cross-reference or narrate the chain — four orphan findings hide the one cheap fix that clears them all.

Treating ice dams as a roofing defect.

Dams are heat-loss/ventilation findings — the roof is the victim; the attic is the cause.

Forgetting the stack effect.

Whatever the crawl and basement hold, the bedrooms breathe — below-grade findings are whole-house findings.
