Factory-Built Fireplaces & Stoves
~10 min read · Inspect listed fireplaces, inserts and solid-fuel appliances to their listing logic.
Factory-built fireplaces are appliances, not masonry: listed systems whose safety lives in the listing — matched components, labeled clearances, and the manufacturer's rules. The inspection reads labels, verifies the system's integrity, and flags the mixed-and-matched.
The listing is the law
A factory-built (zero-clearance) fireplace is tested as a SYSTEM: firebox, specific chimney sections, terminations — used together per the listing. Inspection anchors: the label plate (model, listed chimney types, clearances) readable in the firebox or surround; matched chimney components (brand/type per listing — a factory firebox on single-wall stovepipe or the wrong chimney class is a fire finding); intact refractory panels (cracked/deteriorated panels expose the shell — replacement parts finding); and the surround built per the listed clearances (combustibles at the listing's distances, which 'zero clearance' does NOT mean zero everywhere — hearth extensions and mantel rules per label).

Wood stoves and inserts
Wood stoves: listed units follow their label clearances (unlisted antiques follow big generic clearances — reducible only with listed shields); floor protection per listing; connectors properly assembled, secured, and clearanced. Inserts slid into masonry fireplaces need a full-height liner connection (older direct-vent-into-the-old-flue installs — the 'slammer' — spill and creosote the smoke chamber: a named defect requiring lining). Pellet stoves add their own vent classes and outlets.

Condition and cross-checks
Chase tops and terminations (caps, spark screens, storm collars), chase framing clearances (visible from attic sometimes), gasket and glass condition on doors, and combustion-air provisions per model. Gas conversions inside factory boxes follow the log-set/insert listing — damper and venting per those rules. The general inspector's boundary: verify the visible system and labels, refer specialist (Level II / hearth professional) where components are concealed, mismatched, or the label is missing/unreadable.
Worked example
A basement remodel added a wood insert to the old zero-clearance factory fireplace: the insert's connector dumps directly into the original air-cooled factory chimney (no liner); the firebox's back refractory panel is cracked corner to corner; the label plate is painted over; and the new tile surround buries the bottom louvers. Evaluate the assembly.
Layered mismatches. The insert-into-factory-fireplace: many factory boxes are NOT listed to host inserts at all, and this one vents unlined into an air-cooled chimney designed for the original firebox's dilution air — wrong appliance, wrong flue, no liner: the 'slammer' pattern with a factory twist; discontinue use pending hearth-professional evaluation and (if permissible at all) a listed full liner. The cracked panel: shell exposure — replacement finding. The painted label: the system's identity is unreadable — which alone justifies the specialist referral (no listing, no verification). The buried louvers: air-cooled fireboxes breathe through those — blocking them overheats the unit. The report's shape: this is an appliance assembled outside its listing; the listing, not the workmanship, is the standard it fails.
Common exam pitfalls
Judging factory units by masonry rules.
The listing governs — clearances, chimney types, and permitted modifications come from the label, not the code's masonry chapter.
Passing inserts that 'fit fine.'
Inserts need listed compatibility and full-height liners — direct-dump installs spill and creosote regardless of fit.
Ignoring blocked cooling louvers.
Air-cooled systems overheat when their airflow is decorated shut — louvers are functional, not cosmetic.
Read the label, match the parts, line the insert, feed the louvers — a factory fire is safe exactly as listed.
