The 7 rules worth memorising

Not subject knowledge โ€” that comes from practice questions. These are the procedural rules candidates lose the exam to: how the threshold is applied, what a partial fail means, and the deadlines that void a pass.

  1. 1

Six months to apply โ€” and the clock starts at your FIRST pass

The completed license application must be submitted within six months of passing. If you do not pass both portions at one sitting, those six months run from your first passing score, not your second. Most states give a year; Missouri gives half that and starts it earlier.

  2. 2

The Missouri portion needs 75%, the national 70%

Two different passing marks, scored separately. The state half is the stricter one โ€” though it does give you 120 minutes for 40 questions, three minutes each.

  3. 3

Business conduct is 17 of 40 state questions

Advertising, listings, offers, earnest money, closing statements, commissions, branch offices, personal assistants. That single area outweighs licenses, discipline and brokerage relationships combined.

  4. 4

The MREP course is separate from the exam course

The 48-hour pre-exam course gets you to the test. A further 24-hour Missouri Real Estate Practice Course must be completed before you submit the application โ€” it can be taken before or after the exam, but not skipped.

  5. 5

$52 covers both portions, and a retake is still $52

The fee is $52 for the two examination portions regardless of whether you take one or both, and a retake of one portion is also $52. Registration fees are not refundable and expire one year after registering.

  6. 6

The state portion gives you three minutes a question

40 questions in 120 minutes, against 100 questions in 150 minutes nationally. If you run short on the state half it is not the clock โ€” it is the material.

  7. 7

Reciprocal candidates take the state portion only

Holding a current active license in another jurisdiction, you sit only the Missouri state portion โ€” the 75% half โ€” and still owe the 24-hour MREP course.

Questions

Is there a Missouri real estate exam cheat sheet PDF?

This page is the cheat sheet, and it stays on the web on purpose: every rule below cites the bulletin or commission page it came from, so you can check it against the current source. A printed PDF goes stale the moment PSI revises a figure, and most of the ones being sold do not say where their numbers came from.

What should I memorise for the MO state portion?

The rules that decide pass or fail rather than the ones that are merely interesting: how the 70% threshold is applied, what happens if you fail one portion, and the deadlines that void a pass. Those are the 7 below. Subject knowledge comes from practice questions, not from a list.

How current is this Missouri cheat sheet?

Every figure was read from the source on 2026-09-18, and each rule names its source below. Where MREC has revised something since, the source link is the authority โ€” not this page.
