Best NHIE Exam Prep (2026)

Six ways to prep for the National Home Inspector Examination, compared on verified price, question depth, and what "official" really means.

The NHIE is 200 questions (175 scored) in 4 hours, administered by PSI for EBPHI, with a scaled 500 passing score — and it costs $225 per attempt in most states. It is an application-heavy exam: systems, defects, and reporting judgment, not trivia.

The prep market ranges from $10/month apps to $300 lifetime-access banks, plus one giant (InterNACHI) that gives prep away inside a membership. Here is what each option verifiably charges and contains.

AHIT (The CE Shop)

Closest to the exam makers

$99

Premium tier $229 · one-time, 1-year access

AHIT is the closest thing to official NHIE prep: the eTextbooks come from the exam creators, and the 800-question bank feeds a genuinely realistic 200-question timed simulator. The $99 entry tier is strong value — just squint at what the $229 Premium actually adds before paying for it.

ICA

Lifetime access

$300

standalone (phone enrollment); free with ICA courses

ICA’s prep makes sense as the free companion to its training packages, where aggressive promos can put a full program below the standalone prep price. Buying the prep alone at $300 is hard to justify against AHIT at $99 — unless lifetime access is the feature you care about.

PROS

  • 700-question bank with feedback and unlimited practice-exam retakes — lifetime access
  • Free when bundled with ICA’s pre-license training, which runs deep discounts

CONS

  • At $300 standalone it is the priciest pure prep here, and you have to phone to buy it
  • No stated guarantee

InterNACHI

Everything-included membership

$49/mo

or $499/yr membership — prep included

InterNACHI is the industry’s gravity well: for $49 a month you get more education than you can finish in a career, including a 2,000+ question bank. What it is not is a focused NHIE product — its practice targets licensing exams broadly and its own certification exam is a different test.

Extras

4,600+ course hours

PROS

  • 2,000+ practice questions plus a staggering education library, all inside one membership
  • Most inspectors join InterNACHI anyway — the prep is effectively free
  • Cancel-anytime monthly billing

CONS

  • Not NHIE-blueprint-specific: its own exam is a separate credential, not the PSI/EBPHI test
  • Overwhelming if all you want is to pass the NHIE next month

How we compared: We compared verified price, NHIE-specific question depth, access windows, simulator realism, and guarantees. Every number was checked on the vendor’s official page on 2026-08-28; unverifiable claims are labeled. Vendor pass-rate claims are their own.

Disclosure: EstatePass is our own product and is clearly marked wherever it appears. Competitor prices and features were checked against each vendor's official site on 2026-08-28; where we could not verify a number we say so instead of guessing. Found something out of date? FAQ

How hard is the NHIE?

It is a 200-question, 4-hour exam (175 scored) with a scaled passing score of 500, and EBPHI-reported pass rates typically land in the 50–70% range for first attempts. Application questions about system defects and inspection judgment — not definitions — are what sink most candidates.

Does Carson Dunlop still sell NHIE prep?

Not as a standalone product. Their classic Kaplan prep book is out of print, and exam prep now only exists inside their full training program (about $4,995). Their Dearborn textbook remains a standard NHIE reference — but you cannot buy their prep alone anymore.

Is InterNACHI’s exam the same as the NHIE?

No. InterNACHI’s Online Inspector Examination is its own credential. Many states require the NHIE specifically (administered by PSI for EBPHI), so check your state’s rule before assuming one substitutes for the other.

How many practice questions do I need?

A useful benchmark is 600–1,000 questions with the explanations actually read, plus at least one full 200-question timed simulation scoring comfortably above the pass line. The 4-hour endurance is real — practice it once before test day.

What does EstatePass include for the NHIE?

1,620 questions across all 12 NHIE topic areas with AI-tiered explanations, timed blueprint mocks, a per-question progress grid, and a spaced-repetition wrong book — $9.99/month or $39.99 lifetime, free tier of 20 answers a day.
