The 7 rules worth memorising
Not subject knowledge — that comes from practice questions. These are the procedural rules candidates lose the exam to: how the threshold is applied, what a partial fail means, and the deadlines that void a pass.

Two portions, two passing marks
National and Georgia questions are mixed together but scored separately. You need 75% on each. Pass one and fail the other, and you retake only the failed portion.

Apply within 12 months of passing
A candidate who does not apply for the license within 12 months of passing must retake the exam.

BRRETA governs agency
The Brokerage Relationships in Real Estate Transactions Act defines client vs. customer, required disclosures, and the duties owed in each relationship. It is the backbone of the "Listings and agency" area.

Post-license in year one
A 25-hour post-license course must be completed within the first year of licensure. Miss it and the license lapses.

Recovery Fund
The Real Estate Education, Research and Recovery Fund compensates the public for losses caused by licensee misconduct, up to a per-transaction cap. Expect a question on who it protects and how a claim is made.

Florida residents applying under reciprocity take and pass only the Georgia Supplement exam.
