Florida (FL) Real Estate Exam Cheat Sheet 2026
FL: 100 questions, 210 minutes, 75% to pass, $36.75 in exam fees. Below are the 6 rules that decide pass or fail, each with its source.
The 6 rules worth memorising
Not subject knowledge — that comes from practice questions. These are the procedural rules candidates lose the exam to: how the threshold is applied, what a partial fail means, and the deadlines that void a pass.
- 1
Course certificate lasts two years
The 63-hour pre-license course completion is valid for two years. Pass the state exam inside that window or retake the course.

- 2
Escrow deadlines
A sales associate must deliver escrow funds to the broker by the end of the next business day; the broker must deposit them by the end of the third business day.

- 3
Transaction broker is the presumption
Unless a single agent or no-brokerage relationship is established in writing, a licensee is presumed to be a transaction broker.

- 4
Post-license before first renewal
45 hours of post-license education must be completed before the first renewal, or the license becomes null and void — not merely inactive.

- 5
Renewal every 2 years, 14 CE hours
Including 3 hours of Core Law and 3 hours of ethics/business practices.

Mutual recognition, not reciprocity
Licensees from mutual-recognition states take a 40-question Florida law exam instead of the full 100-question exam.

Questions
Is there a Florida real estate exam cheat sheet PDF?
This page is the cheat sheet, and it stays on the web on purpose: every rule below cites the bulletin or commission page it came from, so you can check it against the current source. A printed PDF goes stale the moment Pearson VUE revises a figure, and most of the ones being sold do not say where their numbers came from.
What should I memorise for the FL state portion?
The rules that decide pass or fail rather than the ones that are merely interesting: how the 75% threshold is applied, what happens if you fail one portion, and the deadlines that void a pass. Those are the 6 below. Subject knowledge comes from practice questions, not from a list.
How current is this Florida cheat sheet?
Every figure was read from the source on 2026-08-19, and each rule names its source below. Where DBPR has revised something since, the source link is the authority — not this page.
