License Status & Renewal

A license lives on a calendar: renewed each year through NMLS, fed by continuing education, and capable of slipping into inactive, expired, or surrendered states. The exam tests the renewal window, the CE math, and what each status lets you do — which for everything but 'active' is nothing.
Renewal and the CE prerequisite
Licenses expire December 31 and renew through NMLS during the November 1 – December 31 window. Prerequisite: that year's 8 hours of CE — 3 federal law, 2 ethics, 2 nontraditional products, 1 elective — completed before renewal, with the successive-years rule barring the same course twice in a row. States impose late-renewal windows with fees (commonly through February); failing those, the license lapses and reinstatement or reapplication follows. A licensee who originates on a lapsed license is originating unlicensed.

Status vocabulary
Active: sponsored by a licensed company, all requirements current — the only status that permits origination. Inactive/approved-inactive: license exists but no sponsorship (between employers) — no originating until a new sponsor attaches in NMLS. Expired/terminated: failed renewal. Surrendered: voluntarily returned — which does NOT erase pending investigations; regulators finish disciplinary matters anyway. States also use 'conditional' licenses carrying restrictions. The temporary authority rules let qualifying registered MLOs (moving from a depository) or licensed MLOs moving states originate for a limited period (up to 120 days) while the new state application pends.

Sponsorship mechanics
An MLO's license operates through a sponsoring licensed company; the relationship is recorded in NMLS, and the company's control persons attest to supervision. Changing employers = terminating one sponsorship and creating another — origination pauses in the gap. Working for two mortgage companies simultaneously is generally barred or heavily restricted by state rule.
Worked example
It is January 10. An MLO discovers his renewal never processed: he finished only 7 CE hours (skipped the elective) and assumed 'auto-renewal.' He has three loans in pipeline at his sponsor. What is his status, what can he do with the pipeline, and what is the cure?
Status: he failed the CE prerequisite, so the renewal couldn't process — as of January 1 his license is not active; he is in the late-renewal (or lapsed) lane depending on the state. The pipeline: he cannot take applications, offer, or negotiate terms while not actively licensed — the loans transfer to actively licensed MLOs at the sponsor; 'finishing my own files' is unlicensed origination, and compensation earned on it is contestable. The cure: complete the missing CE hour (the elective), then process late renewal with fees inside the state's window (often through end of February); past that window, reinstatement/reapplication. Lesson stack: CE is a hard prerequisite, renewals are affirmative acts, and only active status originates.
Common exam pitfalls
Originating between sponsorships 'since the license is valid.'
A license without an NMLS-recorded sponsor is inactive — no origination until the new sponsorship posts.
Believing surrender ends an investigation.
Regulators complete disciplinary matters after surrender — the record follows you into any reapplication.
Expecting December CE to count for both years.
CE credits the year taken, and the successive-years rule bars repeating the identical course next year.
Eight hours, then renew by New Year's; active-and-sponsored or you're a spectator.
