Arizona (AZ) Real Estate Exam Cheat Sheet 2026
AZ: 140 questions, 240 minutes, 75% on each exam, $130 in exam fees. Below are the 8 rules that decide pass or fail, each with its source.

Not subject knowledge โ that comes from practice questions. These are the procedural rules candidates lose the exam to: how the threshold is applied, what a partial fail means, and the deadlines that void a pass.

Two exams, booked separately
Arizona does not mix the general and state questions in one sitting. The general exam is 80 scored items in 150 minutes; the Arizona exam is 60 scored items in 90 minutes. You schedule and pay for each one. Book them back to back and a $75 combo discount applies.

75% is a true percentage here
Arizona reports a percent score on a 0โ100 scale โ the actual share of questions you answered correctly. You need 75%. This is unlike most states, which report a scaled score that is not your percentage correct.

Wait 24 hours before rebooking
Candidates who fail must wait a full 24 hours after the exam before making a retake reservation, and reservations cannot be made at the test center. Payment is due when you book.

After a second failure you can see your wrong answers
Fail twice and you may book a one-time 30-minute exam review showing every question you got wrong. It must be scheduled within 14 days of that failed exam and must happen before you sit another attempt. You get this once, ever โ so use it after the second failure, not the fifth.

Five unscored pretest items per exam
The salesperson general exam has 85 questions but only 80 count; the state exam has 65 but only 60 count. Pretest items are not marked and are mixed in with the real ones. Do not skip a question because it looks odd.

Apply within one year of passing
The exam must have been passed within one year before the license application date. Miss that window and you sit the exam again.

Fingerprint clearance card comes first
A Level 1 non-IVP Arizona Fingerprint Clearance Card from the Department of Public Safety is required at the time of license application. Start it early โ it is issued by a separate agency and does not move on your schedule.

90 hours plus the school final
Ninety hours at a Commissioner-approved school, and you must pass that schoolโs own final exam before Pearson will test you.

If you fail
Wait 24 hours, then rebook with Pearson (not at the test center). Each retake costs the same as the first attempt. Because the two exams are separate, you retake only the one you failed. After a second failure you may book a one-time 30-minute review of your incorrect answers, within 14 days and before your next attempt.
