Frequently Asked Questions

What can a Certified General Appraiser appraise?
A Certified General Appraiser can appraise all types of real property with no restrictions on property type, complexity, or transaction value. This includes commercial buildings, industrial properties, agricultural land, multi-family apartment complexes (5+ units), vacant land, special-purpose properties, and of course all residential properties.
Do I need a bachelor's degree to become a Certified General Appraiser?
Yes. The Certified General level requires a bachelor's degree or higher from an accredited college or university. Alternatively, you can satisfy this requirement with 30 semester hours of college-level courses covering specific subjects including English composition, microeconomics, macroeconomics, finance, algebra/geometry/statistics, business or real estate law, and two electives in accounting, geography, computer science, or business management.
How much experience is required for Certified General?
You need 3,000 hours of appraisal experience accumulated over at least 18 months (30 months prior to May 2018). Critically, at least 1,500 of those hours must be in non-residential appraisal work β€” commercial, industrial, agricultural, or vacant land. The remaining 1,500 hours can be in any property type.
How long does it take to become a Certified General Appraiser?
Most candidates take 3-5 years from starting as a trainee to obtaining their Certified General credential. This includes completing 300 hours of education, earning a bachelor's degree (if not already held), and accumulating 3,000 experience hours over at least 18 months. The timeline depends on how quickly you gain non-residential experience.
Is the Certified General Appraiser exam different from the residential exams?
Yes. While the format is similar (125 questions, 4-hour time limit, 75% passing score), the Certified General exam includes significant content on commercial property valuation, income approach for commercial properties, lease analysis, commercial highest & best use, and commercial report writing. It is widely considered the most challenging of the appraiser exams.
