The Level 4 Salesperson licence is the entry point to a real estate career in New Zealand. Complete the NZQA Level 4 Certificate in Real Estate (ref 3194), get employed by a licensed agency, and apply to the REA to start your career.

Level 4 Salesperson Overview

The Level 4 Salesperson licence is the most common licence type in New Zealand's real estate industry. It allows you to carry out real estate agency work — including listing properties, showing homes, negotiating sales, and managing rental properties — under the supervision of a licensed branch manager (Level 5) or agent (Level 6).

As a Level 4 salesperson, you cannot operate independently or manage your own agency. You must be employed by (or engaged as an independent contractor with) a licensed real estate agency, and your supervising licence holder takes responsibility for ensuring your work meets professional and legal standards.

The REA (Real Estate Authority) issues the licence after you have completed the required NZQA qualification, obtained employment with a licensed agency, passed a criminal background check, and paid the application fee. Once licensed, you must renew your practising certificate annually and complete continuing professional development (CPD).

NZQA Level 4 Qualification

Employment with Agency

Fit & Proper Person
